Would it matter what shape the floor plate could be as long as it structurally did this?
 
yes, by CTBUH definitions this is a supertall as the spire is integral to the building design and brings it to 304m. An egregious form of "height cheating" of course, but technically a supertall.
All correct, but it sure feels arbitrary. Especially when the thing looks almost exactly like the pole on top of Commerce Court West with the only differences in appearance being trivial in nature; It's placed in the exact center of the building rather than being offset and lines up with some parapet walls - not that any of that has mattered in many other cases, for example Merdeka 118. Has four legs instead of three, plus that silly Brookfield Place-like box instead of two parallel steel beams.

But the structure on top of CCW is somehow considered just an antenna, despite not having been used for that purpose for many years now, and therefore a "temporary" structure, again despite clearly not being temporary in nature; It's existed unchanged for 50+ years now, more or less since the building’s construction;
 
As usual I am drawn to a really niche element but I love the antenna as it reminds me of the Prague Radio Tower!

Making the thing entirely cylindrical would of gone a long way here. Sure, it would make look like a Costco sized Coke bottle...it's certainly be much more interesting than what they keep pushing here, IMO.
But that requires sacrificing a bunch of potential leasable floor space. This building is being built by a pension fund, their goal is to maximize the amount of usable available space. I totally agree that a round tower would look amazing, but it makes no economic sense for a pension fund. Good architecture sadly does not fund people's pensions. I wish it did though.

Personally, I think the design of this tower is boring and the spire looks tacked on and stupid, but at the same time, I get why it is what it is.

You guys are the crankiest most negative bunch. This building is going to be stunning.
To be fair of the office towers built most recently, this seems the least interesting. However, I am also open that once this starts being built that our criticisms will hopefully be put to rest. And for what that's worth.

Despite my (somewhat) misgivings about the architecture being somewhat just OK I do hope this goes ahead. How hopeful are we at this point?

It's likely the next major office tower to get the green light. It has 400K already pre leased , Oxford just needs a lead tenant. Could happen this year, maybe next. My guess is that we will hear something in the next year.

I considered it, for right or wrong, too stumpy to give it a mention. And there where quite a few of those middling towers around...

Either way, it isn't prominent like this thing will be.

Trophy/AAA space is in a pre-2020 vacancy position right now so an anchor tenant may be as little as months away. I don't think these are the final plans/renders for this building at all though, still plenty they can VE out. Could be pleasantly surprised though.
