I agree. Is there a good reason on the city’s behalf for not following through with this? It’s especially heinous when a row of businesses are removed and replaced with an empty lot for years.

This is the case with residential properties, but not commercial.

As far as I can see they don't yet have NOAC or SPA, and all permits remain 'under review' or just 'open'. Curious what's going on behind the curtain with Fengate and the City.
 
I like this, clean vertical lines. is it under construction (appears a lot of work has been done on the existing heritage building)?
