I feel like this has been extensively discussed in multiple threads, but it’s essentially a bunch of the team from One moving over after their bankruptcy.

True, but it's the wasted potential and lack of delivery of promises that burns our collective butts.
They didn't lease to the banks because there was a long line up of other good potential tenants during and after COVID. Before they tried to attract a new movie theatre here, but that fell through.

The wasted potential here is mostly related to timing and Edmonton's general neglect of its downtown.

Having done at least one of those things back in the day, I do agree, the difference is staggering. Same with the railyard developments along Jasper. I remember crossing some pretty sketchy fields to reach Louisiana Purchase shortly after I graduated from high school.

Sounds just like what someone who never took a Greyhound or enjoyed a delicious Teen Burger and onion rings at the A and Dub would say!
The bus terminal was not so bad when it was newer, but over time particularly in later years it was not as great. Of course across the street where Stantec and Marriott towers are now was just a large surface parking lot then. Almost hard to believe now, even for those of us who still remember this well.

Or the Sidetrack Cafe - imagine Stevie Ray Vaughn's horror when he was dumped off at the door back in the 80's?
