The Hive has been nearly done for a while, and it was actually set to start housing students a year or two ago. But right before people moved in, the city pulled their permit over some unspecified but urgent issues. At one point there was a permit for something like fire alarm work, but I dunno what's been taking so long. The Hive is in the building attached to the Quarters Stop.

I didn't realize the Hive wasn't dead! Interesting that you can even see the name on Google Street View images. In any case, great news for the Quarters if they manage to deal with those last issues.

Gene Dub is proposing a 174-unit student rental building in Boyle Street on 96 Street ('the Armature') south of 103A Avenue across from EPS HQ. Plans on incorporating the facade of the existing brick commercial building:

Given this site and the potential one next to the park, here's hoping we can see more in this area soon.

Honestly, these 3 sites and the one north of the hotel would really make a world of difference.
