They don't even have the soil remediation related shoring permit here, nor do they have Drain/Site Service.

This may be being held back in part, because demolition hasn't started on the 1117 site next door.

This is moving too slowly for my taste.

For that site specifically, they haven't resolved Drain/Site service from March/April

1111 Danforth is equally stuck on the same time period.

@Paclo reported back in early July that there was a technical resubmission, and we can't get permits in 12 weeks? C'mon.............

Long story short - most of the changes are "due" to the Theatre they are re-building and the addition of Geothermal requiring a larger MPH. But was overall positive and was approved.

Decision Notice of the Approval was issued December 17th.

They've inherited a slew of these from Core.... I'm not sure I accept that the student housing market is this robust next to campus'es but ....this is nowhere near any college campus. Is there any evidence of a market to support this?

I could understand trying one.......but to be building at least 3 at once ......if this doesn't work out....I don't even know how you address it.

I think there would be demand for spaces like this. Rents in Toronto are still so out of sync with median income that there are probably a large number of recent immigrants, artists, and service sector workers that would be willing to sacrifice having their own living room/kitchen for a rent that does not eat up 80% of their income.

With return-to-office increasing demand and new supply drying up, I don't see this changing in a meaningful way anytime soon.

But in both condos and rentals studios are proving hard to sell/lease at almost any price.

University dorm space of this type would rent for ~1200k a month.

Or could you get a 1 bdrm in Scarborough in an older building for $1,800

Not sure, that's why I'd be curious to hear the assessment of industry folk.
 
Fresh permit activity on this one in February '26 (not yet issued). None of the building permits over at 1117 are issued either. While the demo permit is in place at 1117, as of last month, no work was underway.

I think @flonicky should be dispatched to investigate.
