This new to the AIC application covers 1960-1966 Yonge which is the south/west corner of Yonge/Imperial, just north of Davisville.

File under 'you must be kidding' on those unit sizes, they're fiction.

Honestly what is the problem with these developers and these atrocious unit layouts. Clearly most of them completed their degree over at Cattle heard academy.

Great thing our idiotic provincial government has the important priorities all lined up.....
Not just residential, either: that retail unit looks horrendous!!

Insane to me how much ground floor space is dedicated to loading & back of house stuff. Wasn’t Jason Thorpe supposed to address that?
 
5m deep retail? 2.6m to Yonge is way too close for a 46 storey tower! Set it back above a decent podium! Also 564m2 GCA. That's one of the smallest I've ever heard of for a building of this scale. 123 units/elevator also not great.
 
The facade design looks pretty good. I don't really see an issue with shallow retail units, if they are done right they can have a boutique feel.
 
If this were real, this is what you'd do:

6 units per floor with generous sizing. Someone would have no issues leasing this given the location. ~251 units makes 3 elevators perfectly fine. It's extremely rare that I see an investment vision from this kind of garbage, but this could work very well.
 
They should have the lobby entrance off Imperial and tighten it up a bit. It doesn't need to be that large. Give more space and the corner to the retail. Something like the below:

I assume though, that they want their residential address off Yonge St.
