I agree that the stroad is not good urbanism, but I think that this stretch of Yonge shows that sometimes sheer density, mixed use planning, including lots of retail, can overcome bad urban design/stroads to make for a vibrant environment. I say that because this stretch of Yonge attracts at lot of pedestrians. Again, I would prefer a narrower boulevard, but just noting that density/mixed uses alone can do a lot for urban life.What's bleak about Yonge Street between Sheppard and Finch? Quite vibrant.
