Affordable Rental w/ Woodgreen = 4.5% of the Total GFA in the revised proposal.

Approx. ~104 apartments will be delivered as "Affordable Rental" out of this ~2,300 unit proposal -- depending on the final decisions around unit-sizes, etc.
 
This proposal is on ice indefinitely.

Unless they intend to break apart for a stand-alone phase 1.

We know this because:

Loblaws has now publicly confirmed they are flipping the banner of their grocery store here to No Frills.

The existing store will close in early May, and reopen in late summer or early fall.

That's indicative for a large seven figure renovation.

The low end for a store this size, even for basic finishes is ~ 7M

I presume they aren't doing that to to then proceed with a tear down.
You are right with your initial thoughts.

This thing is not proceeding anytime soon. Golden Mile was higher on the pecking order and we've seen how things have gone there. There would have to be a re-jigging between Golden Mile, G2, and this project for this thing to ever see the light.

The other 2 have moving parts to some extent, and until those are settled I wouldnt expect to see a significant push with this. And all this is not even considering the market, which will just add even more years to get this off the pipeline.

And as a side note, does anybody remember Wittington Place? Well, put that in the drawer for an even longer indefinite time, that thing isnt sniffing light in any serious fashion anytime soon.

This flipping of loblaws to no frills is not really a good sign for the local economy... I think this is their 3rd flip? Broadview + King/Shaw (though K/S was Independent to NF)

This crappy Loblaws already has fewer frills than the nearby No Frills. A renovation to an updated No Frills may be an upgrade.
 
My big ask would be to please improve the pedestrian experience in the meantime. Both when you try to walk into the plaza or past it, there are so many driveway lanes from the Pizza Nova all the way to the Kal Tire and then the high school driveway, walking up to the subway or UPX station is a nightmare.
