Didn't get a photo, but they are forming up the P1 for sure on the West side. This building is being built weird, they don't seem to be building the underground floors all at the same time, opting instead to for some reason build the West side first and then the East side. No idea why.
 
They're moving quickly on this one! Any word on what their next project is after this and coppley?
I'd love to see them re-imagine one of downtown's old church buildings like First Pilgrim United, or Philpott. And/or keep going with some of the good work they started around Gore Park, like the small commercial buildings right at King and James. Maybe they can finally make something happen at the long-failed potential development site at John and Main.

Intriguing question, so many options for them. I would think they would want to compliment some of their great projects already built. The old Zellers site at King William and James N would be my pick. Having the reimagining Jackson Square would be awesome (and getting it out of the current hands). Anything fronting onto Gore Park would be phenomenal.

For one, I suspect Core Urban will take a break after Coppley allowing that to fill the residential component and the retail portion (if they don't already have someone in mind), and then finish this up. I suspect they will go back to their single development at a time process. They may start planning their next project, but considering the time it will take to fill Coppley and this development (~90 and 127 units respectively) I imagine they'll want to ensure they have cash flow from both. Around 220 rental units will take likely around 12 months to be full at a minimum in the current market. So 6-8 months to half. If they struggle to rent units, it could take 18 months perhaps to be fully rented, which means they make want to slow down a bit. They don't want to over leverage, and I imagine Coppley is quite expensive and a long-haul plan to make money. Though the hotel portion could be quite lucrative with the arena next door.

Yeah if they play their cards right they could recoup it quite well with the hotel portion alone.

The Zellers plot would be ABSOLUTELY amazing - it's a still open wound for many of us. Literally.. I think the rebar is still sticking out of one part of it, unless they shaved that off when they redid that building.. haven't really looked up close lately..

I don't think they'll "take a break" but would definitely be selective about what they do, particularly if it's something big like around Gore Park.
