The Region of Peel is looking at redeveloping the Twin Pines mobile home park located on Dundas Street East, just west of Wharton Way. Urban Strategies was retained to prepare concepts.

The draft recommended approach has the potential to yield a total of approximately 1,465 to 1,525 new housing units in a variety of housing typologies and tenures. To enable the replacement of the 209 existing affordable housing units, one development parcel will be required. This parcel has the potential to accommodate a 12-storey building with 210 to 270 affordable units.

Is there any info on which companies will be involved with the development and how other services and infrastructure will be augmented/added? Prior to the pandemic there were a number of community workgroups and consultations to help envision what this property could look like. I think what is key is municipal and provincial govts need to get the public transit in this area in much better shape. Dixie Go and bus service is currently frustratingly limited (I know, the freight train priority). I get the want for density in this area but I’d like to see the plans for the various infrastructure that will accompany this build. Lots of other massive condo and townhome projects planned for this area, how are new and current residents going to get around.
 
There is movement on this development. Media coverage this week says the residents of the 130 trailer park homes are being told they have to move. Residents will reportedly receive either a one-time $50,000 payment, or an on-going rent subsidy, as relocation assistance. Residents are apparently complaining that the Peel Housing Corp. doesn't yet have a developer.

Also, there is a motion before the city's planning committee this week to pre-zone the adjacent property, which is also owned by Peel Housing Corp, and forms part of this development. That lot is currently a Mr. Sub restaurant, and the city wants to re-zone the lot to allow for up to 12 storeys to be built.

I'm hoping they ultimately add more density than the original Urban Strategies vision. This is a huge lot, and all of it is within walking distance of either Bloor or Dundas bus routes. I see a lot of space dedicated to garages in the Urban Strategies vision. Also, there is currently a 2.7 km stretch of Dundas with no north-south through streets. This development opens up the possibility of a major new north-south bus route. They shouldn't need to keep the density low on the northern end of the site.
