The Claremont: a proposed 3-storey residential condominium designed by Lima Architects for Oriyomi Holdings on the west side of Upper James Street, south of Duff Street and north of Queensdale Avenue West in Hamilton's Southam neighbourhood.

At least they're hiding the drive-thru with a garage door now lol. Nice density, just needs to go all brick.
 
Simple, but not too bad. Would be cool to see some of these mid rise developments be a little more interesting like they are in other cities, but I think they're less liked here. So they have to go simple. First is a mid rise in Halifax, and second and third are missing middle multi-plexes. All of these have a bit of architectural interest or weirdness.

The city: "The last render had too much colour - MAKE THE COLOURS MORE BLAND! We only accept beige and greys!"

I also see theyve removed all real brick and opted for pattern stamped painted concrete.. WE know how that looks when it's ACTUALLY built..
The city doesn't mandate the design. Even the design review panel is kind of a sham, it has no real power. We don't mandate materials or colours normally in North America.

In other news the CoA voted to defer this one.
