This is location is the subject of a new OPA/ZBA in the AIC..........

It is currently home to a 4s lowrise rental building containing 13 units.

The intent is to replace the building, with a 10s, 70 unit building, inclusive of 13 rental units.

I'm fine with it in theory..........but

With SFH on 2 to 3 sides...........and this being a side street, the scale may get push back. Of note, this is a low point in the landscape, well below Gerrard, and below the side streets to the east and west, which may serve to mitigate the issue.

Also 1 elevator is inadequate, in a 10s building............this means if the elevator goes down, you are requiring someone, potentially for weeks to haul groceries up 10 floors......

I'm fine, in theory, with the absence of parking, but would note the absence of visitor or carshare spaces, and that existing tenants have parking in some cases, which may be an interesting test of the rental replacement regime.

Just checking on this one a few new docs trickled in, in June '25. Block Context, 3D modelling. Overall, no change.

Notice of Complete Application finally issues February '26, after some docs u/l in January.

On the heels of that, this one is off to its public meeting on March 31st. (virtual)

Oh C'mon now......the tallest building in East York is 35 storeys off the top of my head (if you include Thorncliffe, the Leaside Towers are 44s)

Someone is very mathematically challenged, a building 5x taller than anything in East York would be either 175 floors or 220 floors. LOL

The other concerns while expressed in an over wrought manner with too many exclamation marks, I can at least understand, we could debate having zero visitor parking, or zero disabled parking, Also, normally a building would be required to replace units like for like, and the existing tenants (at least a few ) do have access to on-site parking.

I'm not necessarily arguing for that, but I can understand someone being concerned, i mean if existing tenants return and there is currently maybe 6 parking spots or something.....where are those six cars parking? Fair question. Doesn't require all the over-the-top nonsense though.

The building right next to it (1691 Gerrard) isn't even that far off in height. I believe it's 8 storeys if you look at it from Newbold. Without the setback bit on top of the new building, it's a matter of a handful of metres in difference.

I agree w/your overall take; but would add, there is no subway or LRT anywhere near this location..... There is, on the other hand, a sitting City Councillor for the ward next door.....who loves parking! I wonder how well she's getting on with Brad these days.....

(for clarity, she's not right up against this, but is nearby)

There's probably some legitimate concern about Construction access thru the side-streets and the one-way.

Coxwell / Gerrard (turning streetcar lines) to Gainsborough to Newbold (dead-end).
