I know the market, especially condos, is in the shitter, maybe even underneath the shitter, but the location alone should make this very attractive to prospective buyers, no? Conversely, DoFo looks to be barreling forward with jets and increased traffic at Billy Bishop. I don't know whether that eventuality is a net positive or negative for the lakefront-dwellers.
Menkes has already stated that they are in the process of shifting the first phase of Phase 2 to rentals, with the rest TBD.

So the first phase (in it's very sorry looking state) is very likely going through.

First phase being the shorter one (70 storeys) on the right? I know those designs have received a lot of flak here, but as a fan of minimalism, I think they look fine (reminiscent of the Twin Towers), especially in contrast with the existing Sugar Wharf towers to their right. I don't dislike them, but the white accents border on cheesy.

Count me in the camp as liking the Phase II design as well
 
I think a lot of monochrome sterility towers of A-a and those that tried to mimic them with varying degrees of success here try to bring a level of sophistication and intellectualism in their designs at the sacrifice of the human soul and inspiration. Not all new towers do this…but there’s sure a lot of them do, IMO.

The endless blue-and-grey homogeneity of facades is depressing, but my main disinclination is to skyscrapers with purely flat glass exteriors (curtain wall) with no variety. To me, almost anything that breaks up the monotony of plain glass is a welcome feature, including balconies. These Phase 2 proposals are admittedly unimaginative, but I'm partial to boxy minimalism with lines.
