I love developments that minimize parking because they promote walkability and transit use. But the notion that a project without parking will fit into this relatively car dependent area seems naive at best and greedy at worst. Dundas here is just a traffic sewer. It has almost no street vitality. Transit isn't great at this spot either.
Many of the surrounding uses are suburban-style buildings surrounded by parking. You're not going to get choice buyers here without at least some parking and amenities.
