I believe, it is more than the address stated, however.

Taken on its own, it is buildable as a lowrise w/o difficulty and possibly a midrise, but there are obvious challenges with the adjacent, similar uses. (Auto repair and more vehicle storage).

I won't speculate on which other parcels may be involved, we shall see what unfolds.

The applicant is proposing an 11-storey residential building. The proposal comprises a total gross floor area of 5,388 square metres, and will include 73 residential dwelling units, planned for rental tenure.

Thanks! I would like to add that although this project may seem isolated, there is a large retail plaza adjacent as well as a burgeoning retail strip along Dundas West and Runnymede.

Despite the fact that St. Clair Avenue West isn't pretty here with the used car lots and mechanics' garages, this area is quite interesting and surprisingly walkable. It kind of feels like a slice of Old Toronto (e.g. Little Portugal) before seemingly every neighbourhood gentrified.

There's a very cool independent coffee shop, the Stockyards Grind, 4-5 craft breweries, a craft distillery, 3 grocery stores within easy walking distance, leafy side streets with Edwardian homes, a lot of parks and retail, the walkable Stockyards Village mall, and interesting landmarks like the Symes Road Destructor. If you bike and/or drive, it's really easy to get to High Park, the waterfront, and the Humber River trail system. You can also walk to the heart of the Junction on Dundas Street West.

The 189 Stockyards bus isn't that frequent, but it doesn't have that many stops en route to the subway and is efficient at getting people to Keele subway station. There's also the 512 St. Clair streetcar, and the future UP Express station at Keele. The neighbourhood will improve greatly with mixed-use midrise development like this one to revitalize its main street.
