Factor in the location, and you'd have to pay Rogers an exorbitant amount to break their lease.

I will admit some bias here - for me the Rogers Centre is the last product of an era when Toronto had big dreams and was bold enough to implement them (as far as infrastructure is concerned).

The experience when the roof is closed isn't great - but I've never had a problem with it when the roof's open on a sunny day. This is especially true when the stadium's full.

From a practical perspective, the location and renovation options seem to eliminate everything else as a possibility.
I really get that perspective on the Rogers Centre. it honestly feels like a symbol of when Toronto had bold vision, especially with its prime location. And when the roof is open on a sunny day with a full crowd, the atmosphere just feels alive and unforgettable. That connection fans have with the stadium and team is something special, and it even shows in simple ways, like how a Toronto Blue Jays jacket naturally reflects that same pride and loyalty.

Rogers will build a new stadium at a new location that’s a probably a certainty, all he’s has to do is look at how much money Atlanta has generated with their new stadium and the surrounding area with the Truist Park

What might that new location be? Exhibition Place? East Harbour?

Going back to this plot of land in front of the Rogers Center, it would be great if both plots were sold as one, and then something built on both with parking underneath it. I was thinking something like a clear glass sports museum dedicated to the city's sports history of all types.

That reminds me that I saw this news story a couple weeks back

I was thinking in the Port Lands plenty of space for a mlb stadium plus’s and entertainment district like Truist Park, wether we like it or not mlb and arenas now need plenty of sq footage for all the extra money they can rack in from fans from hotels, sports clubs restaurants offices. The current location is awesome but does not fit into current stadium development size

When the this subject was first brought up years ago, Ontario Place and the Port Lands were the areas being bandied about.

It's great to see movement on the parking lot, but I would also like to see something done with the Enwave pumping station building and property as well.

The skyline view of the SkyDome must be preserved. This plot would work well as an extension of Roundhouse Park. It could be elevated up to the height of the Gardiner so that it could continue to provide underground access into the stadium, host bus parking and maintain EnWave facilities underground.

I'd recommend going back and reading this thread through the years to catch up on what you're alluding to, but I can't imagine any new stadium is forthcoming with the amount of money being put into SkyDome currently. They're guaranteeing another 20-25 years at SkyDome with the recent renovations. No other location would be better than the current one for all facility users.

Not sure who owns the roundhouse, but seems to me between that, the provincial parcel across the street, and other areas around the stadium, you could create a pretty good "district". Let's start with a refurb of the exterior of Rogers Centre.

This is what I was thinking with the idea of a low-rise, like 2-story glass sports museum of Canada on the 2 parcels of land with parking and EnWave below ground, and building on the "district" idea with the Blue Jays/Rogers Stadium, CN Tower, Ripley's Aquarium, Round House, and the plans for the Metro Center. The glass museum building would be about the height of the Gardiner Expressway, maybe slightly higher, but not tall enough to obstruct views from the islands or Lake Ontario.

The "Sports Museum of Canada" idea would cover all sports played in Canada, and areas inside the museum would be divided into sections for each sport. The goal here would be to amalgamate all the sports museums in Canada under one national museum within a major tourism and entertainment area. within proximity to other sports venues, hotels, restaurants, etc

I like your thinking, but having said that, lowering Enwave may be a very expensive prospect.

Everything is expensive, but don't let that stop us, besides museum ticket sales could be used to recoup costs for things, or a split between the city, provincial, and federal governments and EnWave.
