Agreed, but the TCHC's standards are garbage and would require a dummed down lobby which likely wouldn't suffice for Daniels.

Of course, this speaks to the needs to change TCHC standards. The Vienna model, whose virtues I praise on the regular, has their answer to TCHC putting up mixed income buildings where the market renters effectively cover the subsidy for below-cost units.

To do this, you need to build the building to a high design standard to attract those market renters.
 
What's with the Poor Door? Affordable units should be scattered throughout the building, not segregated w/their own entrance. Ugh.
Honestly. it is 100% fine for buildings to have different entrances and amenities within a single building envelope. We do it all the time in Toronto for CONDO / HOTEL buildings.

"Poor Doors" is a slogan we hear mostly from people who aren't interested in the long-term affordable operations of the building(s) for the non-profit partners.

Some of the best 'affordable rental housing' buildings in the City are split-uses, like the Aquavista on East Bayfront -

Toronto is not Vienna. We are unlikely to ever be Vienna.

After a long period of population decline, Vienna is now growing and facing a housing-crunch.
 
For context, this is the FINAL site in the Regent Park redevelopment for DANIEL's - and last-year they were looking for partners on this site -

"We are seeking qualified providers to submit their interest in purchasing at-cost, a portion of our proposed market mixed use development site at 500 Dundas Street East in Toronto, as part of the Regent Park Revitalization.

This is a unique opportunity to work alongside Daniels and TCHC to create new affordable housing units in Regent Park.

A point of pride for the city and a community of international acclaim, the Regent Park revitalization is viewed as the gold standard for re-imagining urban neighbourhoods around the world through partnership, vision, and community."

Will see if I can dig-up the offering at that time, but I know that the model didn't really work for most non-profit partners in Toronto -- as there was no real FIRM date on when the building would be available to move in.

Condo was still the assumption on the market units at that time.

There's no point in rehashing it, with great respect; you're wrong.

Stigmatizing people is not ok, unlivable small units are not ok either.
