How are pedestrians going to use the space? It always seemed pedestrians got to the distillery district via King and down Parliament, or via the Esplanade. Do people come via Front? Both plans are fine from pedestrian view via the Esplanade with the park. The provincial plan seems to have a...

I imagine the ground floor here could be radically reimagined in a positive fashion if loading bays, staging, and parking ramps went underground one level. Would that be so hard to integrate?

Not a bad spot for a UofT dorm tbh. Could be a good land acquisition for the institution.

This is embarrassing for the the architect, the developer, and city planning whose policies put us in this situation. redo, start over, this is dumb. Ugh.

"Among the adjustments made to the building design were setting its average height to 33.6 metres across its three roofs, a reduction of more than five metres from the original proposal. The tallest portion of the building to the north of the site will now have a height of 35 metres, with the...

The retail on the corner building has been closed for ages due to safety reasons. If the interiors are in such bad structural shape, a facade may be its only hope, no?

Love everything but find the giant planters (and possibly an arcade?) a horrendous choice for Spadina frontage. Keep the fine grain retail, somehow please. eta: it appears there is patio space along spadina. Still doesn’t explain the arcade to me.

Okay I get that @concrete_and_light but maybe if that is the case this shouldn’t be a food hall in this way. In an effort to monetize every square inch down here, whoever is developing this is creating a space where there is no there there. What if this space had retail/commercial around it...

I mean, sure why not. This is weird and I like that. This can work but unclear to me why the underground portion wouldn’t be more open to the elements.

Context is more than what buildings literally exist next to a proposed building though, right? There’s more to this than massing. Explanations of why buildings can’t be built in places using this type of narrow definition (what built form exists) don't cut it, in my opinion. Why would a...
