There has been a constant disagreement on this site as to what the site's main purpose is. A lot of people visit, apparently, just to get news, and get annoyed when they see a thread is bumped but gives no news. But I don't know what more there is to say about The One, and with all due respect...
I remember reading somewhere that a lot of these stores rely on a small handful of loyal customers who can afford to shop there, and will buy a bunch of expensive items at the one time. Looking at Hermes's website, I see they have shirts that cost over two thousand dollars. These are not stores...
Okay, but what exactly is the difference? Do these companies have stores? What is going to draw people to this specific location. What does the ground floor look like? Is it a few cars, and a mostly empty show room?
Say what you will about Apple, but their stores actually draw people.

Eh...sure, but the retail section is still important, especially given how large this building is. When you're walking past it the first thing you'll notice is those large glass windows and whatever is behind them. Its ground presence would literally be enormous.
Tesla would be a terrible tenant, IMO. The appeal of Apple was that it would have been a big, lively, store, one that might have actually lived up to Mizrahi's dreams of this being an iconic location. A Tesla showroom would cater to such a smaller crowd, and the intersection is dead as it is...

I think it all comes down to how much of the roof is made to be transparent. One concern brought up in this thread is that fielders might have trouble spotting fly balls. But if the glass didn't go past the outfield, this shouldn't be an issue.
In a perfect world, the hotel wouldn't be there...
