^ Perhaps, but I'm not sure it negates my point given how resident opposition to any kind of change often devolves into "this is bad because it may lower my property values." I think it may even reinforce my point, which I realize came in at a bit of an oblique angle, though, so to clarify...

    Car-Free Streets

One closed street isn't going to materially impact your ability to get downtown by car. No one is taking anything away from you, you already have every privilege in the world being able to: Afford to own and operate a car Drive a car without physical or mental health impediments that would...

I remember when I was more active in various City engagement projects, Administration and Council were absolutely terrified of any introducing any policy initiatives that could "shock the housing market," even when prices kept rising and housing kept getting less and less attainable and less and...

I still need to get a photo of it, but under the podium roof on the south end of this phase are some pretty hefty-looking load transfer structures. I'm guessing once the podium of the south building is built, the midrise will be built literally sitting on top of both.

Unless the appellants can demonstrate that the development officer made an error in approving the permit, I can't see the appeal going anywhere. For better or for worse, the DC2 bylaw is approved and in effect. SDAB has no power to overturn that.

R.I.P. La Roma. Lived there for a year, t'was actually a pretty good place to live, despite the, uhhh, interesting previous ownership.

    East Junction | 86m | 25s | Regency Developments | DER + Associates

The whispers in the wind hum in Holyrood is that Regency is having some financial difficulties.

    Edmonton | The Artisan | 31.09m | 8s | Kota Contracting | DER + Associates

I'm not one to casually defend DER, but this was one of their better designs. Also, the architect has very little to do with the owner/developer's ability to actually finance and build.

So much this. Funny how we only think roads have design flaws when people driving are impacted. Never when a person driving impacts another human that's not in a car, in which case it's always their fault for existing. So tiresome and frustrating.

I mean, Bigfoot has been part of indigenous legend long, long before white people got here. Where do you think the name "Sasquatch" comes from?

It may look lost and scared, but don't worry! This is totally normal behaviour. Its parents aren't too far away, and will come back to feed it. If you see a lime, let it have downtime.

    Car-Free Streets

The potential exists to open it up to more businesses (i.e., the entire length of ECC, Manulife, even the Toll building with a bit of work, and of course whatever gets built on the former BMO site). I'm not saying it would be easy or that these property owners could even afford to do it right...
