To be honest, value engineering this to cross Ellerslie at grade isn't a poor decision. The major thoroughfare is 800 meters north on the Henday. Heck, there is even Henday access immediately west of where the proposed Ellerslie LRT crossing would be on 135th.

Last I heard southpark was nearly fully leased up for the residential units. Commercial is completely vacant though. A friend inquired and their commercial lease rates are off the charts.
