Any properties facing a road that has two lanes for both directions of traffic should allow for infill up to 6 storeys in size. This should apply across the entire city.

892 square feet starting at $3400 and doesn't even have a gym, that's absurd. Is that even with one parking stall at least?

Whether there will be brick all the way up will make or break this for me. We don't want another Centro, especially so close by.

    Edmonton | Michener Park Redevelopment | ?m | ?s

"to shame" is a little harsh imo, I wouldn't count out Blatchford just yet. There's still lots to finish there and the townhome projects are looking pretty good so far. If Edmonton can get the momentum Calgary has had to have developers take a little more risk, it would do wonders.

No new partners have been confirmed, Aspen senior management is keeping pretty hush about all that but they seem really busy around the office.

There will be no reclad, only the 16/17th floor cantilevered amenity space is the major change to the exterior. As well as new windows that are more energy efficient and can be opened.

Seen latest iteration of residential conversion plans. It's pretty much going to be the last rendering with the cantilevered cut-out on the 16-17th floors. Floors 15 and below will have a whopping 20 units per floor, 18 and above will have 18. Full window replacement on the entire building (the...

Mine is how they weren't able to add black-trimmed balcony doors to match the windows. Those white doors stand out in a bad way.

Hey, I'm not saying I don't like it. An architectural marvel makes me go ooooh and aaaaah like how some people here seem to be doing about this building. I'm not looking for architectural marvels. It's a great fit and I'd like to see more. But it doesn't make me go oooooh and aaaaah.

When I see people saying they're ignoring/blocking a person it's usually for valid reason. Reading this thread though, I don't see why y'all so butt hurt about @jwroller? To me it seems like @gronk is the one that has an obsession with the Roxy and is angry about the property feud, making some...

Having external investors is obviously the cheaper and more favorable form of financing. However, it's not easy to round up investors, and so smaller / not yet well-established companies use more debt financing. To answer your question, every project has a unique form of financing and a tough...

Definitely not an architectural marvel, it's a black stucco box with metal railing balconies. The only thing I really like about its presence is how European-esque it is. The fact it even has an inner courtyard has me thinking the developer came up with this structure after a trip to Frankfurt...

Lack of funding could have been a major issue. I think we saw a lot of small projects stall out as COVID and interest rate increases have made banks risk-averse. Large projects like the convention centre had funding locked in.

If only they did the hidden railing treatment on the balconies as depicted in the renderings, this would've been a total win for the City. Alas, they cheaped out and went with the same ugly treatment as Icon and Fox, probably got a good deal retaining a vendor.
