    There’s the reasoning. Their urban stores aren’t doing well either. Dont expect to see many new stores. If anything, expect to see more small stores close and consolidate with larger stores. No excuse for zero retail though. There absolutely should be some retail included.

    45(9) is what I was referring to re: the s.37 files. It’s only used in cases where a s.37 agreement exists. Otherwise, it’s left to the CBC formula of 4%.

    The city doesn’t need anything in the AIC to put forward its own zoning By-law. Not saying that’s the approach being used here - but certainly could just move forward with a city-initiated rezoning.

    One Roxborough has reached 60% sales, and secured financing despite the market. The luxury market is a different beast. The biggest barrier here is the developer and whether or not they are serious about this project.
