    Urban Development and Proposals Discussion

Agreed. I have heard The City is moving away from grass boulevards due to maintenance costs, and I've noticed some of them in Beltline are now some form of fake grass (which looks terrible IMO). If maintenance costs are an issue (someone told me the reason is GHG emissions due to maintenance...

I don't mind the red, but in part because I am so sick of the greys, browns, beiges, whites and blacks that are overused in development all over Calgary right now. As always, the final product (assuming this gets built) may look quite different from the renderings.

The plans refer to the red panels as "prefinished metal panels". Hopefully they will be of a high enough quality manufacture so as not to turn pink. Overall nothing to write home about but the massing and street level are fine, it'll bring a bunch more residents downtown and replace a parking...

/\Totally agree. So disheartening to scan around downtown and beltline to find a bunch of applications for signs, change of use or the worst, parking lot renewals. A filter of sorts would seem to be a no-brainer, and not that hard to do.

From the article: "In the northeast, for Royop Development, it has designed the new North Hill Co-op as a mixed-use retail/residential development that will offer 192 new homes in a 29-storey tower." I am assuming that is an error - as the Munro block is 189 units but only 7 storeys...

The Stampede Station site seems like a better spot for a big hotel IMO, at least in the short term until more of the parking lots on the Stampede grounds and further north get filled in. Right now the grounds are a bit of a no-mans-land outside of event times. A time will come for a hotel on...

I am liking this as well. Nice proportions.

It's a bit underwhelming for sure but it's a much better design than Crown Park IMO

Sooo...no resemblance whatsoever to the rendering obviously. THis is more than value engineering...what happened?

I know I'm in the minority here but I kinda like it. I will take spandrel over hardy board or stucco any day of the week, and the brown balconies are working for me. On the other hand, some of those pictures really show what a huge building it is. It looks almost jarringly out of scale with...

If I recall correctly, the land use requires that it be mixed use (ie through CRU's at grade)

All fair points, and as a Mount Pleasant guy I can relate. My biggest gripe with the new infills happening is that none of them pay any respect towards context or aesthetic, they are all white/beige/grey/black stucco boxes that the designers don't make even a token effort to fit into our mostly...

Good to see. I have nothing against Westerns, but its nice to see things filming here that aren't Westerns. To see our movie industry really thrive we need to be more than a niche player.

Not for a really loooooong time. These units aren't cheap, and any potential developer would need to buy out the individual owners at a no doubt exorbitant price (their website has the cheapest units in the '700s). I suspect we will all be long gone before this gets redeveloped...

On the top of the cores you can see a few guys working so they're definitely building something

Wow, that looks great! So does this mean the original 36 storey tower DP has been redesigned to now be one of the two towers shown in the renders? Or are the two towers, the 36 storey tower and the 11 storey residential conversion the 4 towers?

"Disappointment" is an accurate summary. Definitely something more walkable and pedestrian friendly would have been much preferable on this site. As it is, this looks like the kind of auto court style development you'd see in the new communities. A few relatively small moves would make a...

Looks decent enough. This area of 16th badly needs some love. Filling in some of these parking lots and derelict houses with some multi would be a great start.
