Yes you are correct they are two different areas. The Emery Village BIA looks to consist of parts of the following neighbourhoods: Humbermede (Emery), Humber Summit, and Pelmo Park - Humberlea. As you mentioned this development is outside the BIA and the neighbourhood. I found this boundary map...

Yes you are correct, this should go under Rexdale thread as it's in Mount Olive or Thistletown. I will delete the threads and post them in the Rexdale thread. Although Emery Village is also now park of Etobicoke York district not North York.

Unfortunately no I didn't see anything but blank walls so far. There's a relatively recent TCHC building nearby at 2350 Finch Ave W. called Amansie Place that was finished around 2009 and since then they seem to struggle to fill in their 5 commercial units. Hopefully the area starts to pick up...
