First Qualico doubling down on Stationlands, now this. Great start to November!

    Edmonton | Stationlands Residential Towers | 90m | 25s | Qualico | DIALOG

100 units leased already is a pretty good sign especially with how recent this is too. I’m guessing we’re going to see similar numbers from the other downtown residential developments like Falcon, Peak and probably the Parks too. It just seems like such a nice vote of confidence in downtown...

Valley Line LRT | TransEd/Marigold | City of Edmonton

The guideway always make me somehow feel like I'm in Burnaby tbh

    Municipal Politics

Yeah this seems to be an overlooked cost saving source that probably will suddenly appear during the spring budget adjustment.

    Municipal Politics

Yeah considering the original was something like 11% too. Dropping interest rates could also mean possible lower debt payments too by next year especially if we get another 25 or 50 bps drop.

ETS Bus and General Transit Improvements

I'll die a happy man if they somehow start doing 5 min intervals on the LRT during weekends at some point in the next 10-15 years.

    LRT Safety

I'm seeing EPS quite often in the downtown stations in the past few weeks, either patrolling or responding to something. Corona had some homeless folks lounging around. I've seen it before but Peace Officers probably haven't gotten there yet, I've seen them deal with that quite fast in the...

Edmonton City Centre Mall (Renovations) | ?m | 2s | LaSalle Investment Management

I should've taken a picture but it's on the 2nd floor near the Manulife pedway. It did also say gifts as well. Seems to be permanent too.

Gotta bring this back with this development permit news

    Edmonton | Riley's 108 Street Redevelopment | 20.2m | 6s | J+S Architect

Here's to the first new multifamily development in downtown since 2021! The drought is over.

Wasn't this the kinda insane tower proposal for Boyle Street? This makes it more legit hopefully (especially if DIALOG is involved)

Edmonton City Centre Mall (Renovations) | ?m | 2s | LaSalle Investment Management

Yeah the mall has a decent chunk of security roaming the halls. Foot traffic seems to be decently busy too with office workers and students. I also saw a furniture store opening up soon in the west side of the building as well? Does anybody have more details on that?

    Edmonton | Mill Woods Town Centre Redevelopment | ?m | ?s

Great for the area! Should drive increased foot traffic and transit ridership too. It's interesting to note that 2 of the 3 malls connected by the Valley Line now have direct grocery access from different grocers. (I don't really count Loblaws despite its pedway connections). I'm surprised we...

Valley Line LRT | TransEd/Marigold | City of Edmonton

Watch VL West open before Eglinton Crosstown somehow lol

    Edmonton | Riley's 108 Street Redevelopment | 20.2m | 6s | J+S Architect

Yup, at this point more people living or doing stuff in the core > literally anything else.
  16. K

ETS Bus and General Transit Improvements

I read somewhere that LRT ridership breached pre-pandemic levels in September, I'm not sure if I read that correctly, so don't quote me on that.

    Edmonton | NorQuest College Singhmar Centre for Learning | ?m | 4s | NorQuest College | DIALOG

If they pull off something like Eleanor and Laurent here then that's a pretty big plus.
  18. K

    Downtown Real Estate

I don't think demand is going to go away anytime soon in all honesty. Unless we get another pandemic that shuts down the core, I think there's enough factors (pop growth, increasing student population, Ice District things) that there's a decent base growth/demand for rentals in the core. I do...

    Downtown Real Estate

Yup. Vacancy rates have dropped immensely downtown, even from the CMHC's own numbers. It's why the interest rate drops are more important than anything else right now if we're not getting an incentive anytime soon.
