Colin and Justin's condo at Cityplace

Found this on a blog. I guess they're designers/actors? Anyways, they occupy a penthouse unit at one of the Cityplace buildings. Pretty nice. http://www.yourhome.ca/homes/decor/colinandjustin/article/865363--a-peek-at-colin-and-justin-s-toronto-penthouse-pad I like how they painted the...

Question regarding condo construction and responsibilities

I've always wondered who was responsible for what when it comes to building a condo So you have an architect who designs the building (does the architect design everything including the interior suites or is that where the designer comes into play?) You have a contractor who looks after the...

Where can I buy some good, authentic tzatziki sauce?

I have tried 6-7 different kinds and they just don't compare to the thick sauce I find at many of the restaurants on the Danforth. All the grocery stores suck...I've purchased from specialty stores and still not the same. A while ago Galati brothers used to sell homemade tzatziki that tasted...

Wanting to enter the landlord game

I plan on renting out my unit and would like to know what I need to look out for as a landlord. I'll be researching the legalities but I'd like to hear from the landlords of the board. Any insight is appreciated. Thanks,

Cement "feature" walls - How are they constructed?

I'm wondering, how are cement feature walls constructed? Are they added on top of the cement wall that divides the unit from the neighboring unit?

King East Condos (Lamb Development, Hyde Park, Sher Corp ) - Real Estate -

Hi There, I'm looking at a unit at King East. I'm wondering if you think I'm making a good choice here? I plan on living there. I figure it would take 3-4 years to occupy even though occupancy is September 11th (yeah right). I was told that construction will start in May. What do...

Where to find black & white prints?

I'm looking for some non-framed prints (architectural preferably). I'll frame them myself. Is there anywhere I can find this? Most of the prints I see are already framed. I've seen a couple books that had some decent prints I could cut out. Just wondering if there are some spots that I'm...

    Glass buildings and window coverings.

It would be great if glass buildings (Spire, X, Casa, Murano, etc... come to mind) came with window coverings (ie: roller shades). Why? The building would just have a much more uniform look (like office buildings). I'd be willing to pay the extra money. Am I completely out to lunch here?

I'm in the market for furniture (Contemporary)

Hi All, I've been loooking around for living room furniture (most notably a couch and a coffee table) and just wondering if there are any great places out there that won't break the bank. I'm willing to spend $2000 on a sofa and I guess 3-400 on a coffee table? I've been to the...

    Occupancy dilemma

So...my occupancy date is November 5th. Only problem is my lease is up October 31st. I'm going to be a hermit for a good 5 days...(anyone willing to put me up for a week? :D) but I was wondering...is the occupancy date usually a solid date? I mean, your PDI is usually a week or so before the...

    Window Coverings

For those of you who have floor to ceiling windows a la Spire, Met, Murano, etc... What other window covering options are there besides the standard verticals which I hate? Generally, how much would I be looking to spend to cover about 20 ft of window wall? :(

    How is "phantom rent" calculated?

I heard it's usually on the higher end but am curious to see how it's calculated.

    Experiences with Lanterra?

I've heard some horror stories.... For those who bought in 22 Wellesley (or any other Lanterra building), what has been your experience so far?

    BBQs on balconies

I'm noticing a lot of condos are now allowing bbq's on balconies (not terraces). Why? I always figured the city didn't allow them.

Same units for sale and for lease on MLS?

I'm noticing a lot of units for sale on MLS are also for lease. I've had 2 occasions where I was looking to put an offer on a place and was told that the unit was no longer vacant and if I wanted to purchase, I'd have to assume the tenant for a year. This is all fine and good, you have the...

    Assignments

Is there a repository of assignments anywhere or must I pretty much track down an agent? I know Cityplace keeps a list of assignments.

So, um, when are condo prices supposed to drop again?

I've been hearing about the prices dropping but I'm still seeing the same overpriced condos. Some I've seen on the market for a few months with no drop in price. Maybe the real estate agents on the board can clue me in.
