I'm not completely taken by the heritage component here.............

But if you're going to bother, you can't do that to it......a setback on the 2nd floor only looks bizarre.

I quite like this proposal, and hope it is built, though again, it seems like an upzone rather than a serious proposal. No movement on this in a long time. I actually think the heritage component works well despite being crushed. The crushed look typically looks bad, but in this instance I don't think it does.
