Possible land assembly by Trolleybus on Gowan Ave? "Field Work in Progress" signs can be found on several of the front lawns of the six detached houses between 161 and 173 Gowan, which is two semi-detached homes west of Pape and just south of the planned Ontario Line Cosburn Station.

Interesting, that's a good sized footprint!

Site size: ~1940m2/ 21000ft2

Immediate neighbours are SFH on both sides, however, it is directly south of this:

Distance to Cosburn Station on the OL is ~ 170M well within MTSA zoning.

Also of note, the rear neighbour for this property, fronting Floyd is a church, not SFH.

A quick check shows no records as yet of lobbying on these properties.
 
I hope they keep the church. The architecture is charming. Plus, it provides a place for communal uses. The midrise building adjacent to it looks like a sensitive '90s infill project that might have utilized a part of the church's lands.

So far we know, no one has indicated that the Church's lands are in any way a part of this. I noted them simply by way of saying they don't create the same privacy/overlook issues as SFH would for neighbours.
 
Any yellow belt intensification is good in my books, and Trolleybus are often ahead of the curve when it comes to land assemblies. With this being steps away from the future Cosburn Station along the Ontario Line, it certainly opens up lots of opportunities for higher density development on and surrounding Pape.
