Talking to a few owners in the area yesterday, they said there been talk that this the next area to be redeveloped and not the first time I have heard this. With 908 now moving a head now, this has more legs than before.

They better replace that store with another with development on top of it as it is badly needed in the area.

With parking underground, you can put up a number of towers on that site since very rare the whole parking area is fill or use.

If this site were developed, it's likely a new No Frills would be built first, with or without a tower over top.

There's ample room to do that, and retain parking.

The footprint of the existing store, including loading area for trucks (non-building) is ~34,000ft2.

If the new build has sufficient underground parking, the rest of the site can then be redeveloped without issue.

The site would likely require a 10% parkland dedication on site, and this would be easy to do, immediately adjacent to the existing park.

Don't forget that Garrison Creek (the west branch) runs under the site and the parking lot.

The creek alignment was in lane between No Frills & Blockbuster.

In 1911, the valley was 6 to 9 m deep here and there was a causeway & plank walkway across creek
