There is retail on both 11th ave and on 2nd street. I may be wrong, but I believe it's only one CRU on each side.....not a lot, but light years better than what's there now.

Fair enough, and I agree, even a couple of retail bays (and a 30 story condo tower on top) is far and away better than a gravel parking lot. The 11th ave side is perfect for a small cafe or resto patio.

It would also be great if the city allowed for another small restaurant on the north east corner of the park across the street. Something similar to the restaurant on the opposite corner, I think it's called The Box café.

Haha, like one of those blue LEDs. It sure sticks out, but not necessarily in the wrong way IMO. When everything else is brown/grey/beige, atomic blue is pretty welcome.
