Vehicular access is off of Coxwell Avenue, which leads to a covered customer service, parking and loading areas, including ten (10) parking spaces, two (2) loading spaces, and three (3) short-term bicycle parking spaces. The proposed mid-rise self-storage facility has a building area of 13,360.84 square metres.

Currently this is a paint and hardware supply store (east side of Coxwell, abutting the rail line). There is a small park on the south side.

I have to LOL at the trains shown in the render, though I suppose with electrification they may resemble that
 
It's a shame they couldn't have chosen the lot across the street. Already a truck rental site (that has gone through multiple brands).

Ah, a prognostication, that the TTC will have taken over Metrolinx by the time this is built!

I feel this is a poor land use for a property a short walk from a subway line.
Much of the city is a short walk from a subway line, and with the recent explosion in shoebox apartments, people without cars need access to self-storage too. That's not to excuse the choice of location; this is exactly where I would envision an infill station on the electrified Lakeshore East line.

To comment on the building itself... yawn.

residential can't be built here as it's too close to the rail line, you can only do "low occupancy" uses within 25-30m of a rail line to protect from derailments.

My displeasure with the choice of location is not that I think there should be a residential or mixed use building here; I believe instead that this is where they should put the footprint of a Lakeshore East GO station post-electrification.
