DeJong Design Consultants recently submitted a development permit for a 44 unit, 8 storey residential development in Mission, located at 310, 25th ave SW.

I enjoy this one. Small but nice. I like it! :) The render dictates that it will be all brick and no stucco, so if that comes to fruition, A+ for low rise!
 
I really like it, it has a good solid look to it. Maybe it's the fact it's brick and not stucco. Only a couple houses away from Scollen House, does anyone know what's happening with that one?

It'll be replacing these three house according to the city's permit map.

I think it looks quite good. It'll be nice if the brick on the facade is brick (which the rendering seems to be). The windows and brick are nice. I do hope they have nice plantings along the sidewalk edge and don't run the brick down to the sidewalk or have a useless grass buffer (hope they avoid hardscaping to hardscaping). Nice stepped planting along the frontage would make it a real winner. Only thing I don't understand is why not just continue the brick work all the way to the top? There is barely any stucco at the top for the lighter part, would've looked better if they just ran the brick all the way it's not like it has to go far.

The default position of communities these days is to oppose new development. I would be very surprised if this didn't get approved.
 
The silly thing is that stretch (north side of 25 Ave) is all that is left of single family homes. There is the odd house further to the east that has been converted to commercial space. But for the most part, 25 Ave between 4 St and the bridge is all multi-family buildings and many taller than this proposed project.
