I generally think they've done a good job of breaking up the massing of this podium. I much prefer this to the suburban big box look of the Royal podium.

I feel the way that this development tries to break up the overwhelming size/scale with articulation and differentiation in design and materials is misguided. It has no concept of providing a human-scaled experience and feels truly suburban big box in all the wrong ways

Yes. I am kind of surprised how this is turning out. The original design was more in keeping with the new look and feel of East Village.
 
Perhaps a dumb question since the large podium is still being built - but is the grocery store still slated to be included in the first phase?
