I think 26 Avenue SW is a sleeper hit - corridor has consistently added density and redevelopment for decades, but secondary nature of the avenue means it has slipped by the transportation department's radar to be converted into a car sewer / "compromised" into being a missed opportunity like the far more urban 17th Ave rebuild).

Traffic is minimal, cycling lanes already exist for a good stretch, pockets of existing retail can be seeds for future nodes of development.

The big challenge will be the off-main street / neighbourhood retail that many people want, but few cities have figured out how to do in contemporary Canadian city planning where it hasn't already been existing. 26 Ave is prime for a few more cafes and some small local spots really anywhere along the corridor if we can figure it out, plus a natural extension of the cycling infrastructure the whole way would be great.
