Apologies if this has been discussed, only follow this thread sporadically. What do we think happens with the alpha house on the corner of 1st/15th. Another randomly placed social service that, I can attest, has negatively impacted that entire block

Pretty sure they have no plans to leave. Too many of their "clients" harassing rich people and tourists may change that, but it would take a few years. Alpha House is an unfortunate necessity, they do good work with very difficult people.

correct, its just the splintering of social services over a downtown.

I don't see a location in downtown that could turn into our modern day Hamsterdam (The Wire reference). Maybe the old Greyhound terminal? Any consolidation of social services is most likely going to be strongly fought by adjacent property owners, unless the city created some creative compensation program. It also means the city gets to pick the winners and losers, which is ripe for corruption.

According to Realtor.ca there are 20 units for sale at the moment. Honestly, I think it's a bit overblown. Yeah it sucks to lose a good chunk of your view, but anyone who bought into that side of the building had to know that party wasn't going to last forever with that empty lot. In the long run, this project should help the whole street presence and neighborhood, which will offset the value lost. The reality is that all the activity from Alpha House is a much bigger detriment than any view being lost.

According to Realtor.ca there are 20 units for sale at the moment. Honestly, I think it's a bit overblown. Yeah it sucks to lose a good chunk of your view, but anyone who bought into that side of the building had to know that party wasn't going to last forever with that empty lot. I don't think most of the sales are even related to this development. A few of those buildings in that area have had a really high number of for sale units for a long time. Guardian has 34 currently listed.

Yeah, losing your view to this ultra rich complex will only increase your value.

Looks like about a month away from the BP application (assuming everything is proceeding ok with the DP).

Looking at that schedule closer - it looks like we are actually still about a year away from the BP application. This makes sense if construction is planned to begin early in 2027.

This. That hotel is the best thing to happen, a development with enough to lose to hopefully force the relocation of AH. 17th-east depends on it

I'd argue that distribution of social services across a larger area is preferable - just think of the situation in East Village now. Plenty of property owners are happy to convert their public spaces into hostile architecture because the concentration of poverty is just too high to promote safe usage of public space - but if the concentration were lower, perhaps we'd see higher quality public spaces, and the more equitable and beneficial mixing between people that comes with that.

I noticed there might be some action at the brick building next to model milk. I recall reading somewhere that they were going to have a sales office here for this project.
