New: Dwelling Units, Hotel, Conference and Event Facility;
Two buildings, 49-storeys (187 metres) and 58-storeys (221 metres) in height; and
1 mixed use building.
Yup gotta be right in front of TS and the exact height of it. Goddamnit.

There were two DPs on the site. Phase 1 was the office building, Phase 2 was the two residential/hotel towers. The office DP has had its description updated as well:

  • New: Hotel, Dwelling Unit(s), Office, Retail and Consumer Service (1 building) and Child Care Service;
  • 23-storeys (120 metres) in height; and
  • One mixed-use building.
  • A land use change (redesignation) - LOC2022-0074 - is required to allow for this development.

There's no profit in the residential portion of this project in this market, so you might get your wish. They are likely trying to get the DP approved then will place it neatly on the shelf.
I thought the same thing a few months ago, but seeing an article like this makes me question it now.
If the population boom continues, we may see more of these types proposals especially with interest rates and pricing markets in Toronro and Vancouver.

I dunno, even though there’s a population boom it doesn’t seem to be translating into jobs in the oil industry, and thus not driving growth in downtown office jobs.
I could be wrong though. I haven’t seen any recent numbers for office space vacancy.
