Rezoning times can vary from 90 to 160+ days for complex applications.

The development permit stage may include Environment Impact Assessments (there are multiple phases/types depending on whether remediation is required), Traffic Impact Assessments, and Parking Impact Assessment.


Building permit stage - ever wonder why construction sometimes hits a snag or delay? This is probably why. Safety code inspections take place throughout the building process.

Not sure if this is the best place for this article... https://www.theglobeandmail.com/opi...es-for-the-better-without-changing-them-much/ Edmonton is not the only City with Zoning regulation problems -- typically administration in this area is about ten to twenty years out of date.

Some say 'old guard'; others count the number of planners/senior admin who live in St. Albert, but we must continue to provide flexibility to our development community, whilst choosing to respect those who currently reside there. A tricky balance, but one that needs to be more transparent, constructive and willing to love thy neighbour more often.
