23 floor condo project replacing an old church. The church will have a new space located in the podium. Architect is McCallum Sather.
 
This one is well under construction, and it.... well... doesn't look too hot. Here are some pictures I took this afternoon and evening (feat. a protest in the first pic):

The schizophrenic exterior doesn't help either; several personalities, none of them particularly enticing.

The tower has since received its final coat of paint. It's cleaner, but it's still not exactly much of a looker. Photos from Friday, September 2nd.

I really dislike that the podium is on an angle compared to street/sidewalk, and the other existing buildings on the block. It's a perfect right angle with the Queen Street elevation.
