The city has been working on a planning study for the Keele-Finch area called Keele Finch Plus that is meant to help plan for future growth expected there.

It's an interesting area as there is Finch West Station now and and LRT coming soon so I am curious as to what kind of growth can happen here.

I wanted to create a thread on this topic to capture all the studies and ideas happening in this area.
 
I hope they push hard for lots of density in the area, due to Finch West TTC becoming an interchange station. Also, I know it's a while out, but extending the FWLRT to Finch Station would help the entire corridor grow.

Currently there is about 93.1 people and jobs per hectare as of the interim report. They plan to raise that to minimum levels expected of a mobility hub which is 250 people and jobs per hectare.

The keele finch plus study is also undertaking a separate study to see if it is possible to have residential uses on the south east corner of the intersection (ie. 1315 finch ave w). Also, I know it's a while out, but extending the FWLRT to Finch Station would help the entire corridor grow.
Or people get to work without a painful mode change...

Just followed up on the agenda item for the Keele Finch Plus interim study which was amended and adopted on July 4th and it has a couple of interesting things that I missed. http://app.toronto.ca/tmmis/viewAgendaItemHistory.do?item=2018.NY32.19

1. There were some amendments made which ask for 3 items be included, all of which, I like:
a. including requirements for direct connections from development into the Finch West Subway Station and future LRT stations in consultation with Metrolinx and the Toronto Transit Commission;

b. providing for a PATH-like system to connect new development underground; and
c. including a non-vehicular connection oriented generally on a north-south axis to the east of Fountainhead Park in place of the street connection shown in the concept.

2. I also read all the communications provided by various stakeholders and it seems like every corner of that intersection is gearing up / interested to do some significant development, with the most notable and furthest progressed being 1315 Finch Ave. W. While we didn't see much indication of development in this intersection while the subway was being built (as we have seen at Hwy 7), there definitely is intent:

Out of all of these items, C is the only one where they have plans in place. There is no indication that the others (A, B, D) have done anything and they may just be pushing to have their land zoned to the max so it can attain higher value. I guess time will tell.

the study puts most growth in the employment areas in the form of low slung office buildings - there isn't really any demand for this kind of space in this area.. I would be surprised if much of any of it comes to fruition.

If Downsview does indeed close, the city really needs to evaluate increasing building heights. It's ridiculously low density for a subway station.
 
This project is a plus. The areas around TYSSE stations are all low-density crap. Nice chance to densify.

Unrelated question, what happened to the Vaughan Metro Ctr development? Anyone got plans?

Final Report and Plans!
The Keele Finch Plus Study is coming to a conclusion with a Final Report (coming later in March) and recommendations for Official Plan Amendments, which are available now. Thank you for participating and contributing over the past few years.

The Final Report recommends adoption of two Official Plan Amendments for a Secondary Plan and Protected Major Transit Station Areas. The Amendments provide a balanced Official Plan framework to encourage growth, place-making and community building, leverage transit investment and provide for compatible land uses and built form. These Plans will become part of the City’s Official Plan.

We encourage you to read the report and Official Plan Amendments. A Statutory Public Meeting will be held on March 23, 2020 at City Hall at 9:30 a.m. (or as soon as possible thereafter) in Committee Room 1 on the second floor, where the Plans will be considered at the Planning and Housing Committee.

A Community Information Session in the Keele Finch area will be scheduled prior to the Public Meeting. This Information Session will provide an opportunity to review the proposed Official Plan Amendments and to ask questions about the proposed policies and any related information and material. Details will be provided soon.

From the above, note the proposed new/extended roads, Murray Ross, westward across Black Creek to Niska, Northern and southernn extensions of Tangiers Rd, and some new streets in the S/E quadrant.

The grey circle also indicates a future possible road crossing of the GO Barrie corridor.
