After this application disappeared from the City's website for at least 6 months it's now back on the development applications map as 4-12 storeys. I wonder if it's a different developer now.

Site is approximately 1.2ha or 3 acres.
 
It would be beneficial here for the City to take its 10% parkland and even buy a smidge of the site if need be, to secure from a bike path alongside Applewood Creek from Lakeshore to St. James.

The City would be entitled to in/around 10M along that side of the site.

I might argue for a bit more, 3M next to the creek for a green corridor, 4M bike path, then a buffer to any development of at least 6M. That would be 13M wide.
