Ideally between Bathurst and Sherbourne.
If near the bloor subway, anywhere between bloor west village and pape is ok. Not north of Davenport.
Gym only (not paying for pool maintenance)
South-facing corner unit with balcony is a must.
Prefer deep/usable balconies rather than long/narrow wrap-around ones.
Ok with "up and coming" areas.

Edit: one more... full curtainwall or windowwall (not just a patio door and punched windows).
