This 70 story tower on Olive Street at 11th street in central Los Angeles will feature 794 residential units and 12,504 square feet of commercial on ground floor and mezzanine floor levels. Parking includes 6 levels below grade and 8 partial levels above grade, concealed by the commercial areas. The project has a very active corner specializing in near-community retail and hospitality amenities abutting a broad patio area at street level. Landscaped and artfully developed podium roof spaces provide outdoor park-like areas for building tenants.

Nice to see more of this stuff in Los Angeles, as I'm guessing this would be better for easing the smog as opposed to a new suburb.
 
It's true, @Platinum107 -- however, with California's tough fuel standards, smog is much less of a problem than it used to be. Houston has taken over the mantle of dirtiest city (smog-wise) in the U.S. -- L.A is now a distant runner up.
