The development has been cut back in size.

The north block (site east of Perla), has been reduced from 2 towers at 32 and 45 storeys, to 1 tower at 35 storeys.
The south block (site east of Amber) has been reduced from 36, 40, and 50 storeys to 32, 35, and 38 storeys.

Interesting. Wonder why - did the city balk or did Pinnacle decide it wasn’t worth it to go that high? That’s nearly 60 floors of lost density, probably about 600 units.
 
Maybe they don't think they can sell that many units in Mississauga in the short term? That would make some sense given the recent market downturn and the large number of condos coming to market at MCC in the near term.

Still, would have been worth to continue rezoning process at the sought density and then either land bank the site for a future date or hope to sell to another developer willing to develop the site.

This application is too soon after the downturn to be influenced by it. The decision for less height would have been initiated far earlier.
 
My guess is that the city probably has something to do with it. The nearby 91 Eglinton development also got reduced in height down to 37s max.

I wouldn't be surprised if the city is trying to shape the skyline for the tallest developments in the area to exist at the plazas at the intersection of Hurontario and Eglinton when they eventually get redeveloped.

I find it hard to believe that plaza is going to go anywhere anytime soon.



I imagine the slew of competition in the downtown core probably has something to do with it too? But with the reason chain of events it seems like a good call
 
The city has a lot to do with the down sizing since they have been doing this since day one when Pinnacle presented the first plan for the whole site and this was when Hazel was still mayor. The 2nd presentation saw the site reduce almost 50% and council still said it too large.

Other than a few councilors, council is long in the tooth that think tall is to tall when it reaches 35s. If absolute wasn't done as a world competition and the public city wide voting for it, it would never go built as one tall tower, let alone 2.

As for too many developments to cause the cutting, one only has to look at the number of developments that have surface over the decades and gone no where. How long has the Enfield site been around waiting for the next tower to be built there?? Then there is 2 towers at Hurontario & Mathew Gates that been on the books for over a decade.

The city talk tall, but walks with a saw cutting it down if it too tall or too much density. Talk is cheap, but action shows results.
 
Not sure if this is site or for both sites: Once again narrow thinking with an LRT at the front door.

In response to Councillor Dasko's inquiry regarding the total affordable units in this development, Caleigh McInnes, Planner, advised that there are 20 affordable housing units being proposed which is 5% of the additional units proposed.

    1. That the applications under File OZ 18/011 W5, Pinnacle International (Ontario) Ltd., 0 and 5044 Hurontario Street to amend Mississauga Official Plan (MOP) and to change the zoning as follows:
    a. Amend Map 13-4 to delete the existing floor space index (FSI) range between 1.9 to 2.9;
    b. Amend Residential High Density – Special Site 6 of the Uptown Major Node Character Area to permit a maximum of 2,370 dwelling units, a minimum of 9 130 m2 (98,274.5 ft2) of retail commercial and office space, building heights in excess of 34 storeys, and maximum floor space index (FSI) of 4.8 and 7.6 on 6A (north block, Phase 4, Parts 1 and 2) and 6B (south block, Phases 3 and 5), respectively;
    c. Amend the RA5-42, H-RA5-42, RA5-43 and H-RA5-43 zoning to permit four apartment buildings containing 1,355 units with heights of 32, 35, 35 and 38 storeys.

    4. Notwithstanding subsection 45.1.3 of the Planning Act, subsequent to Council approval of the development application, the applicant can apply for a minor variance application, provided that the height and FSI shall not increase.

Looking at the phasing plan (Phase 4: Part 2) it will be the 35 storey tower located at the northwest corner of Hurontario and Watergarden, adjacent to Perla (Phase 4: Part 1).
