ICE is TSCC 2510. Their fiscal year ends on March 31 so, in non-covid times, they should have their AGM before September 30. The 2019 one was late as it was not held until October (a bad sign!). With covid there are some changes but I think that they still needed to hold the 2020 one by 30 September.
 
Mayor's lack of leadership and shortsighted laissez faire governing is creating a vertical slum here. Who in their right minds will even consider buying or renting in this complex after all the news?

Keep in this path and you have dreary "revitalization" project in your hands in a decade or two.

Not necessarily. Covid gave leeway for the holding of AGMs until November

This sounds like a call for direct and merciless government intervention. If you want to be a hotel operator; own a hotel.

I live in an another building just across from those ICE Condos ... and I see what goes on there everyday. Cops, firetrucks, paramedics always parked at the front; constant flow of AirBnB people on Uber. A traffic nightmare on the streets surrounding these buildings.

What is perplexing is that ... at AGM meetings these non-resident owners show up and pretend all is well. They have no appetite to address any of these issues - and Management company don't want to enforce the rules on books by risking the ire of the (non-resident) owners.

As you said, at some point, a direct intervention by an outside authority is what is needed to shake up the cycle.

We need government intervention ASP. ICE and other AirBnB hell holes have become a centres for prostitution, drug trafficking, human trafficking, COVID parties, drug dens, I'm sure lots of hockey bag casinos operate in these AirBnB units as well. These buildings don't have the security and safety that large scale hotels have.

We know how the AGM "works" in these types of buildings - you have the majority of owners/their proxy having absolutely no interest in anything but the status quo because a) they don't live here and b) they are doing this to make money. What's needed is an almost total ban on AirBnB, and make the owners of these property responsible for all and full costs related to their tenants (police, fire, ambulance) - and ensure these units are uninsurable.

Resident owners need to get together and (individually but coordinated) sue the condominium corporation for loss of value due to lack of rule enforcement. Let a special assessment top-up funds to cover it, and sell their units. Try again a few streets away with their topped up funds. The outside authority is the court system, but they need to start the process.

That said AirBnB enforcement is quite hard. Security doesn't have the authority to question anyone who is buzzed in or escorted by an owner, but you can have building legal issue cease & decist (at the owners cost) and charge the owner for any repairs required.

Condominium Corps have a responsibility to enforce rules on the books. If they don't want to enforce the rules, they should be removed by vote of the owners.

I used to think people were grossly overreacting while predicting 10 years ago that this area could be another St. James Town in the making. Beginning to think they were far too optimistic with their prognosis.
