New application into the AIC for what is arguably the last unclaimed block on this street. (there is also rear access to the nearby mall, but otherwise, this once SFH street will not have the last of those homes razed).

Zorra for those not in the know is a small N-S street located just a bit east of Kipling, running south off of Queensway to the Gardiner Expressway.

Comments: Ever so slightly taller than the IQ sites just to the east, but slightly less ambitious than sites further south toward the Gardiner, I don't see any material issues w/the height density here in terms of Planning or local opposition.
 
Ugh G+C is going to litter their filth all over Southern Etobicoke, when can we ever get a break from them. It's going to be one ugly vista welcome to Toronto driving across the Gardiner from the west at this rate with the design proposals we're seeing from them.

The scale is perfect for the area but the design of the tower is forgettable, and that almost blank wall on the east side of the podium is a mistake waiting to happen.

A new rendering was added to the database. The storey count changed from 29 storey to 28 storey. Height changed from 99.50m to 93.40m. The unit count changed from 341 units to 319 units. The parking count changed from 186 parking to 185 parking. Finally, the bike parking space was reduced from 258 bike parking to 248 bike parking.
