This new to the AIC application is for a site adjacent to the Scarborough Civic Centre.

The site is currently home to a vacant 6s office building and surface parking. The proposal is for 5 towers of up to 50s in height with 2,335 residential units.

Parking Ratio: 0.62 (unacceptably high 3 blocks from a brand new subway station)

Comments: Above-grade parking..........No! Too much parking, period! Seems awfully crowded in. The cul-de-sac is just ughh, what development is going to serve this portion of SCC with a supermarket? Not this one it seems. No office space replacement. Understandable at one level, but surely there's a market for community-oriented medical practices and lawyers and such.....

Finally......Arcadis........sigh..........just throw in the towel already. Looking more and more like Kirkor, but with less use of colour!

Edit to add: @HousingNowTO may wish to make note of this one. Given the sheer size, and number of units, and no replacement office space, great candidate to get some affordable housing.

Agreed, but it ticks all the City boxes. If we want quick approvals and more housing, this is what you're gonna get. 🤷‍♂️

Regrettably, there's not much I can do about the aesthetics, I do, however, hope to cause the applicant some consternation on other matters over which Planning does have a say.
