The Lobbyist registry indicates that the above properties, along with the attached 103 Richmond St. East are in play.

I have listed FEP as the registry does, as the proponent here, however, I would note this site is marketed by Allied as QRC South.

Also of note here is that 101 Richmond, immediately adjacent to the noted 103 is shown by Allied as part of this complex.


Were that included, this site would directly abut the waste of space that is the Green P lot.

Heritage Status:

The 86 Lombard property is designated, that's the most westerly building on Lombard, and the most prominent in the first photo. The rest of complex is neither listed nor designated.

It is tall for that area, no question. That's not to say that's bad, though I would like to have a closer look at the details before commenting.

However, yes, this will likely attract pushback by default.

OMA and Cormier being attached will likely help reduce friction, but it's still a sizable ask.
 
The last image is of interest, as it shows the proposal involves relocating the heritage building (City Coroner's Office) over to the east side of the site, from the west side to sit beside the heritage fire hall.
86 Lombard was most-recently Fred Victor, a womens' hostel and shelter which appears to have moved down the street (36 Lombard) earlier this year.

Gettin' a Cobe vibe from those curved white framed units... but if this is the start of a team Rem Koolhaas Dutch invasion, bring it on.

Love the metal/faux wrought iron balcony guards instead of glass or other... and they're curved. :)
