In a June 22 decision, OLT Vice-Chairs Douglas Colbourne and Gillian Burton allowed an appeal, in part, by Sun Life Assurance Company of Canada against the City of Toronto’s failure to make a decision on its rezoning application for 100 & 130 Simcoe Street, 99 Pearl Street and 203 & 211 Adelaide Street West.
In 2016, Sun Life submitted an application to demolish the existing five-and-a-half-storey building on the site and replace it with a 59-storey mixed-use development containing 785 m2 of retail space at grade, 17,171 m2 of office space, and 524 residential units. Staff opposed the removal of the existing building due to its identification as a heritage property through the King-Spadina Heritage Conservation District Study.
Over the ensuing years, Sun Life filled an appeal of its rezoning application and engaged in discussions with the city, culminating in a settlement proposal that was endorsed by city council at its meeting May 5, 2021.
The settlement proposal consists of a 61-storey (209 metre) mixed-use building containing 873 m2 of retail space at grade, 21,728 m2 of office space in the podium levels above, and 526 residential units in the tower above. The heritage attributes of the Rolph and Clark Limited Building will be retained and incorporated into the development. A $10.2-million Section 37 contribution will be provided, to be applied toward local public realm improvements and the provision of affordable housing.

This is 5 buildings smushed together and tbh it's not working for me. Simplify the podium (red brick section is nice!) and continue the colour up the tower. Right now this is giving me garrison point vibes and that didn't exactly turn out great.

The podium is a bit busy but it is less of an issue that the neither here nor there of the tower portion. Dropping the balconies and extending the facade of the lower portion of the tower all the way to the top would have made it a lot more pleasing visually.

Front page story detailing the latest moves is up here, while the database file has been updated to say 62 storeys instead of 61, because that's going to be the uppermost floor the elevators will call on: a floor shared by indoor and outdoor rooftop amenities, and the mechanical penthouse.
