HALLELUJAH, this is the last one @Northern Light
To summarize, a lot of midrise is proposed for Essa; densification continues in and around downtown; sprawl continues relentlessly to the south east toward Stroud, ameliorated only slightly by townhouses and a few midrise buildings; several large greenfield farmland conversions proposed.
About 8,700 units proposed (doesn't include the big waterfront/downtown projects previously posted), and countless thousands of detached and townhouses. A stunning number for a small municipality--scaled up to Toronto's population, this figure would approach TO's ~250,000 precon/proposed units. Great news for my family's investment property in Barrie

The proposed Zoning By‐law Amendment Application seeks to rezone the subject lands from ‘Agricultural General’ (AG) to ‘Neighbourhood Mixed Use - Special’ (NMU)(SP‐XXX) with site-specific provisions, to permit the development 1,029 residential units in the form of three 6-storey and two 3-storey multi-residential buildings and 10 townhouse units, together with 1,281 square metres of ground floor commercial space along Yonge Street and underground and surface parking."
